What Relining Actually Is In Mortlake

Relining is a structural repair, not a cleaning method, and the distinction matters when you are comparing quotes. Jetting restores flow through a pipe that is still cracked. A liner restores the pipe.

The reason excavation is painful in an apartment block is access. A line under a slab, a car park or a common courtyard means noise, disruption and lots that cannot use their bathrooms while it happens.

A liner installed from an existing access avoids nearly all of that. What still needs planning is the water shutdown, and buildings usually require notice for it, so the schedule matters as much as the method.

Digging near the water is the expensive option

Excavation close to the foreshore brings problems that have nothing to do with plumbing: unstable saturated ground, dewatering, restricted access down a narrow lot, and reinstatement of landscaping that was not cheap to build.

The trenchless comparison is not repair against repair. It is repair against repair plus everything sitting on top, and on a waterfront block that second half is usually the bigger number.

Joints, not pipe: what is actually failing

On a clay line the barrel is usually fine. What has gone is the mortar or rubber ring at each joint, and there is one every few hundred millimetres, which is a great many small openings after sixty or eighty years in the ground.

Many of Mortlake’s established homes still run old earthenware and cast-iron pipes that crack and corrode after decades so close to the river.

That matters for the quote. You are not replacing a pipe, you are sealing a long series of joints, and a liner does the whole run at once rather than patching them one at a time.

After the second flood, stop clearing and look

What we are looking for is specific: a belly holding water, a joint that has opened, a section crushed by a vehicle crossing. Each has a different answer, and only one of them is relining. Knowing which you have is worth more than another clear.

Keeping the tree and fixing the drain

Removing a mature tree is expensive, often needs approval, and frequently does not solve it: the roots already inside the pipe do not leave when the trunk does, and the joint is still open for the next one.

Mature street trees and riverside gardens send roots hunting into old pipe joints, a top cause of recurring blockages here.

Relining lets both things be true at once. The garden stays as it is and the drain stops being a route to water. For most owners that is the whole appeal, and it is why no-dig gets specified on established blocks far more often than on new ones.

Water is off for part of the day. Larger or commercial runs are staged, and are often scheduled overnight or across one closed day so the premises can trade.

Where the water table sits close to the pipe, every open joint is an entry point for groundwater. The line runs fuller than it should year-round and silt comes in with the water, so the system behaves as though it is undersized when it is actually leaking inward. Sealing the run is one of the clearest before-and-after results relining produces.
It is groundwater and stormwater entering the sewer through cracks and open joints, and it matters more than most people expect. It quietly overloads a line that would otherwise cope, which shows up as a system that backs up in wet weather and behaves perfectly in dry. If that is your pattern, sealing the run is the fix and clearing will never reproduce it.
